Tupelo honey is highly prized here and folks selling it on the sides of the road stop traffic and sell out fast. I’ve tried it – but my all-time long-time favorite wild honey is gallberry honey. Guess it’s because it’s what I grew up with. Zeigler near Valdosta GA and Thomas honey out of Live Oak FL are my favorite local sources for gallberry honey.
We also used to get Orange Blossom Honey out of FL – which has a unique strong flavor. I’m not in love with it.
Clover honey is sold in our local grocery chain, Publix. It’s kind of blah.
I mostly use honey in tea nowadays, with a squeeze of lemon juice to combat cold and other viruses.

Continuing from last night at some distance because the poor girl and her scars were freaking me out (and, BTW — thanks, Wolf, for the “if bloodsucking insects are a problem you may want to skip this” a couple of days ago. They do, and I did.).
I’m personally unhappy with earrings, but there is such enchantment regarding females up close that I can overlook them.
But it reminds me of one of my sister’s college roommates. Through weird bits of synchronicity, my sister ended up with three roommates named Sally (*name changed*) in two years, which naturally lead to a great deal of confusion when trying to figure out what was going on. So, each got a nickname. One was called “Sally, the Nose” because she’d walk into an otherwise empty space, wrinkle her nose, and ask, “were they eating omelets in here?”
She was generally accurate, but it lead you to wonder what her life must be like when she could be in a classroom and pick out the half-dozen people who had previously had gym that day.
As things might reasonably progress, I actually met “Sally, the Nose” one time. Besides her side-gig as a bloodhound, about the only other thing I knew about her was that she had significant breast surgery before going to college.
She was a happy, pleasant, high-spirited young lady and I was modestly flirtatious (being about five years older). [One of the things I miss about that time was that people could flirt and compliment each other’s appearance and accomplishments without being such dour and litigious scolds. It was all about wit and flippancy and not about attempted rape and patriarchal domination.]
Anyway, I was trying to wordcraft something in the background about, “I’m sure you were adorable a couple of sizes smaller, though you are certainly noteworthy at present.” Thankfully, I never came close to actually saying something. The surgery reduced them by half and was necessary if she wasn’t to live with a permanent back brace. She hadn’t gone farther at the time because she was afraid that she wouldn’t recognize herself afterward.
I have met someone who really, honest-to-God, needed “top” surgery for reduction. I’m sure it was done responsibly and with care and without the Frankenstein scarring, and left ample material for maternal functions, in equations where i -> n.
Sally had every reason to hate her top and want it completely hacked away, as it was causing her significant distress, but she took a reasoned approach. IIRC, she attended my sister’s wedding, and my sister attended hers.

Those closures look to be done by an actual plastic surgeon. I would think that’s how it would be done when done right.
There is this fish frequently seen in all sorts of tanks — including ones with rough customers……
But it doesn’t look very threatening…..
It’s the clown loach — a scaleless fish from inland waters of Indonesia. You might think they’d be easy prey in a tank full of piscivores. But you’d be wrong.
The very tip of their snout has some tentacle-like growths. And there is one hidden weapon that extends from there to about halfway to the eye — a razor-sharp spine of cartilage on each side of the head. This can go through nets, shipping bags, and the skin of aquarists. It can do phenomenal amounts of damage to fish who think they’ve caught it.
This makes clown loaches a universal companion to aggressive fish. The won’t start none, and nothing that starts trouble with them ever wants a second take.
Incidentally, “A Fish Called Wanda” has the “bad guy” eating fish out of the “good guy’s” aquarium, and supposedly eats his clown loach. All the fishkeepers in the audience go, “NFW” at that scene.

Our little journey to Lake T is going to look into shell-dwellers.
Lake T is an ancient lake, and has been collecting shells of Neothauma snails for literally millions of years. There are places in the lake where stacks of snail shells are thousands of feet deep — large parts of these are anaerobic, too deep to have any digestible food, or have welded themselves into impassible calcium carbonate mazes.

We’ll start with something obvious — some of these are among the world’s smallest cichlids. They’re not huge. Nevertheless, some have huge hearts — I’ve seen a Lamp. Ocellatus “gold” travel thirty inches across a tank to nip at an owner performing maintenance. Not bad for a one-inch fish. Feisty.
N. Brevis males tend to be territorial and will bury all the shells in their territory in sand. Again, these are small fish, and their only shovel is their mouth. When one has successfully wooed a particular female brevis cichli-boo, he will excavate a shell for her to show her his eternal devotion. I’m not sure what happens when or if the female brevises realize that their entire subdivision is entirely managed by “Fred.”

It’s not easily spread human to human. So the “men with men” sexual contact, which often results in injury (no graphic details from me!) is the primary way humans here would get it. This is another “scare” that, unless the virus has been “monkeyed with,” is not that scary.

Like most of my kit (don’t game, so there’s that). CPUs, Mobos, printers (A3+ 12-ink photo (Epson 2100/2200) with roll feed, basket, cutter, and tons of options that is obsolete (or at least dried-out) and a full set of ink costs as much as the printer did)… Back in the day I needed it… sigh….
Then, my disc farm… hard to find good IDE controllers now; two of my mobos (victims of badcaps) had FOUR IDE connectors for eight-drive RAID… of relatively itty-bitty drives.. painful to let go of them, somehow, but the printer is the most irritating boat anchor…

My focus here, what are the major issues, NOT common to purchasing a home.
Insights and experience appreciated.
Am not knowledgeable on acreage in general, but in Florida would be concerned about sinkholes. There seem to be many of them there, possibly due to underground limestone layers.
Had not thought of the sink holes. Believe they are typically on the peninsula. If we go with FL, likely on the panhandle.

I just sold 2.5 acres raw pasture land for 50k.
Rural Corner lot with 2 paved roads.
Property is in the county, Not in any city limits (2A friendly)
15 minutes from nearest real city. 5 minutes from small town.
Growing nice area – new houses around (Not crammed together like a subdivision)
Land had building covenants (2500 sf under roof)
No subdividing parcel until covenants come off
(10 yrs from original purchase unless renewed by adjacent owners)
Mineral rights usually do not convey anymore. (But get them if you can)
City water available (If planned for a dwelling… I might have a water well dug)
Septic – (insure the land perks for septic) 1 acre minimum for septic systems
Electric and Natural Gas available
Land boundaries should be staked out by a registered land surveyor
Also get a plot plan of the land with a legal description (warranty deed)
The plot plan should show any/all easements/rights of ways
Title insurance if financed
Purchase time typical 30-45 days or as agreed upon
Usually handled by the Title Company of your choice:
(also depends on the Title Company’s schedule)
(Title search and survey done, liens and taxes up to date)
Pretty much like a home purchase minus inspections, repairs and insurance.

If concerned with sinkholes, building site suitability, soil formation and such; hire a soil scientist to do a soil test. They have the mapping and expertise to tell you what to expect on a particular parcel.

With the assumption you plan to build….
If not on town water/septic check with the municipality about PERC test requirements.
Ask around to get an idea about how deep other wells are in the area and if they passed water quality tests or required filtration and/or water softening systems.
Check out the zoning/land use regs., and also read some Planning Board minutes and attend a meeting to get an idea about how the Board handles new building project approvals. Will help with a time frame.
Check to see if you need a variance. Can require a public hearing and add months to the process.

Apparently, they’re concerned that the aquifer will get depleted quickly if too many people draw from it. They don’t want to grant permits unless the figure the well can work for three hundred years (!).
The aquifers here do not get replenished as fast as we use them; they think the water down there is a hundred thousand years old; hence that it took that long to get there.
I had no idea. Think I will do some reading on the topic. I’m in the Great Lakes Region so there’s plenty of water. Sometimes too much of a good thing.
A fairly common “scam” is that if you’re near the city limits and want a water hookup, you’ll be annexed to the city — and subject to all the other glories of metro living.
Also check out soil composition:
Clay, Rocks, Shale, etc.
Footings in rock cost a lot more.
Clay expands and contracts and could lead to cracking.

If you’re thinking rural, another thing to consider is how well the soil “percs.” If it’s clay, you’ll have to build your septic field in a special mound (expensive); but if it’s super sandy, it might percolate TOO well and you’ll not be able to build a “cheap” (they aren’t, it’s a relative term) septic system for that reason, too.

You’ll want to verify communications (cellphone coverage, land phone coverage, available internet). There are a bunch of stories going around about guys buying lots and finding out that they’re 100 feet from the internet….and the internet company wants to charge them $5K.
Look for environmental contamination (history).
Make sure the neighbors aren’t xenophobic.
How real estate works can vary state-by-state. Review resources like https://oklahoma.gov/orec.html . Some may require the intercession of an attorney.

That is so true. I am living it totally isolated because I was not born here neither my husband. In the past I made friends with people that had German roots. They are dead now. My neighbors husband is from S America and she looks Mexican maybe second or third generation.

That’s a pretty comprehensive list. This might be covered in your first point, but to elaborate a little: You will want to know what entity has jurisdiction over the property. If it is in an extra-territorial jurisdiction, not within a city’s limits, then the county might be in charge of permitting. You will need to know if there are restrictions on sizes and types of trees that can be cleared, as well as any environmental factors like endangered species in the area that could affect your ability to clear the land or the times of year when you would be allowed to clear it.
Good point, as I remember around the last year before O was leaving office the BLM was at war with Texas and Oklahoma in particular. As important as all that was, it was quickly washed out of the news with current events so have no idea how that war turned out, though I imagine the BLM got their wings clipped from such pursuits when Trump took office and hopefully the States were able to armor up. Meanwhile there was a story in last month or two that might indicate the BLM is back on the war path.

If you think through all of your normal continuing expenses, you will need to verify the “rules of the game” for the property you are acquiring. For instance, we pay city taxes for police, fire, paramedics, trash pickup, street maintenance….you may have the county sheriff (where are they?), a volunteer fire department (best pay the dues!), you may have to contract privately with a trash-hauling service or take it to the dump yourself (how much per load?), you have to know who controls the streets in case you want to install a new driveway…..and to know if you’ll get snowplowed.
Essentially, it’s all the things you’d need if you were in a built-out subdivision, but you have to independently source and verify them.

How close do you want neighbors, how far are you willing to travel for groceries?
Home insurance rates can vary depending on how close a fire Dept is, or a fire hydrant, County water available? Ambulance? Police?
A Dr,?.. a ‘good Dr.?, a specialist ? Do cows bother you? Chickens? Chicken farms?Do you want privacy? freedom with space? Are you ready for the culture shock?
That comes with the territory, You are the outsider moving into the ‘locals’ area.
Rule of thumb, unimproved land needs improvement. Proper Rain water drainage management is top of the list. Water drains downhill, Always build on higher ground. Consider the neighbors water drainage issues, stay away from flood zones.
Every building with a roof collects and sheds water, same with driveways and local roads. There are trade-offs everywhere, make a list of what you want/need in a property.
Make a parallel list of what you absolutely DO NOT want. Example may be in the flight path of a major airport, next to the interstate hi-way, maybe a busy rail line.
That’s just off the top of my head. 😃
