California has such a strange drainage situation (everything in the middle of the state has to flow out past San Francisco) that the Atlantic Coast barely makes sense.

ITA. If the plan doesn’t have to involve selling current home to purchase the next it opens up the dream. Buy cheap, rural..cash if possible and own it outright. If there’s some type of structure already there, remodeling won’t cost an arm and leg for permits.

I was talking with my insurance people while making sure I did not have more insurance than needed. She said the cost of building materials is still very high. On the other hand, I have no external structures except the mailbox. Still they give me “free” insurance for external structures. So, I have free insurance to cover a $61k mailbox.

I go into 2 Habitat for Humanity stores here a lot and it’s gobsmacking the things a crafty guy could use, beautiful cabinets, old doors, plantation shutters, tile, etc.

I’m not talking “ultimatums”. Yes, those are both a last recourse and stupid. Ultimatums require the other party to consent, react, or engage in some way. NO. Begin to present fait accomplis which define all acceptable futures.

Simply act. In ways that the other party’s interests will be both predictable, and ultimately beneficial for them, whatever they choose.

I’m talking ACTION, and make the woman deal. Cover the downside (which in this case is moving, and she does not, then finding a new and better fiance).

This is a WIN-WIN approach. At least, it would be for me.

Striking out as a scout – no permission asked – no asking to be forgiven, either.

Generally, I find, when men “man up”, women respect it. They push weak men around, but defer to strong men – including those who leave and find better women.

Actually that is what I meant but I probably should have said “take decisive action.”

Given the mess California is in, getting out NOW has become more and more urgent. Both from a financial position and from a safety position.

As a woman, I can surmise she feels safe in HER home and the idea of moving across country is frightening to some extent. You are also dealing with sheer inertia.

Anticipating having to move to Germany was a frightening experience for me.

Coothie can ease her into the move more slowly by taking molly’s advice and ‘buying a fixer-upper ‘Vacation home.’

Also that home will feel like hers and she will get to know people.

At least I had better luck. Hubby had never really lived outside of the Boston are except for college, but was quite willing to move to NC after we took a trip down here to scout ot the place.

The Fiancee seems to love the house (that I extensively remodeled and rebuilt) more than she loves me.

While most of the constraints and limitations of what I have done to this place are because it’s here. If I had this same house on five acres in another state, I could add a private spa, quilting studio, and substantial storage — and it wouldn’t cost a freakin’ arm-and-leg in property taxes.

The problem is that I’ve made this house very nice. Mind you, every time I had a possible improvement she kvetched through the planning and freaked-out after demo — but I have built the nicest house in the area.

Which she has proceeded to ill-maintain and abuse. I spend substantial time repairing things she has broken or abandoned.

And I have come to utterly loathe and despise this place. None of my favorite reasons to be in Silicon Valley exist any more, and all of my creations in this house are wrecked.

Having my possessions stolen was just another reminder that I am not welcome here — this is not fertile soil for my efforts to bring fruit.

The Fiancee was tasked to open a branch office of her Silicon Valley company to run tech support in the Eastern Time Zone. She spent many weeks out there in the Triad — and I flew out and tooled around the state.

[She set the office set up nicely, and got it running, and a couple of corporate actions eliminated the tech support site and merged her company into its dominant competitor.]

She generally stayed in Greensboro, so I’ve seen a lot of High Point and Winston-Salem. I’ve been to Charlotte, and Raleigh, and Cary. I’ve been to Asheboro and Asheville and Hickory, and over the hill to my aunt’s place in Knoxville and back (and Pigeon Forge).

One of my peregrinations had me returning from the Triangle out across some country to somewhere around Asheboro — I think it may have been US64 (but it might well have been NC27) and I was just captivated by how green and beautiful it was.

California hills are green for about six weeks, and are brown the other 10-1/2 months of the year. I was zipping along, trying to get back before dark, and the countryside was gorgeous and the hills were full of trees. I imagine that Gail lives in such a place.

My girl friend is from AZ and IA, she LOVES looking at the hills and the trees. Starting late Feb when the Daffys start showing it is BLOOM BLOOM BLOOM… I love the various delicate shades of trees as the trees start to leaf out. And the red, yellow & white haze from the tiny tree blossoms.

Right now the red bud trees are blooming. 😄

I have never seen anything resembling a crape myrtle spring up from the piles of flowers we’ve had every year. I suspect that our tree is a sterile hybrid.

They get a fruit the size of a cherry pit. That is what I grab. Now I just have to select a place and find the time to plant them.

I used to have a 100 house plants and a nice garden when I lived up north. Down here I just have not had the time for a garden too.

Torrential rains since about Midnight last night. The wind is also now blowing hard. Tornado Watch until at least 1PM today. Flood Warning until at least 4PM today. Local weather is saying up to 9 inches total between late last night into last Friday night.
Got about 3 hours’ sleep last night, between one thing and another related to bad weather prep, monitoring rainfall via the radio, etc.
At least one tornado has hit areas south of Raleigh.
Trees are starting to fall, everywhere in this area. This is my biggest concern. There are “short root system” pine trees all over the place. They’re in every yard around here, including mine.
Roads and streets are flooding, and/or have high standing water, and/or have fallen trees on them.
The power has snapped off, then back on, several times. I expect complete power outage by around 1PM today, if not earlier.
The place where I live abuts a public-private golf course. A tributary stream of the Eno River runs along the edge. The golf course and the stream are starting to flood. The Eno River will likely be a flood stage by early this afternoon. Other rivers in the area, like the Neuse River and the Tar River, are also pretty close to flood stage.
I’m holding tight so far. Have supplies for at least several days if the power goes completely out.

Please Stay safe. And yes TREES are my biggest worry. Luckily I moved all the ponies into the center paddocks away from the trees a couple days ago. Same with the sheep. The house, out buildings (and Goats) are the only things the trees can hit.

Heck, I was the one who stopped and did the tire changing! In one case, I could not break the last nut loose. I actually got the State Trooper to do it for me after he told me he was not allowed to. 😂

When the gal’s brother finally showed just after I finished the tire change, I chewed him out for NOT teaching his sister how to do it herself.

I think he is having a hard time selling his products. After all there are only so many pillows, sheets & towells you can buy and they don’t wear out… except for the furry sheep skin slippers. HORRIBLE plastic soles with too much regrind/recycled plastic so they disintegrate in about a year. Happened to mine and is now happening to Hubby’s. I have the cheaper Non furry slippers and so far they are fine. Hubby wants another pair of the sheepskin type.

Maybe when we have the money we will get the bed topper.

This is what I was saying. Not only was Tim Walz at the Tiananmen Square protests and massacre, but he was very close to his Chinese students, he did so very quickly and they confided in him. It was like he’d been taught exactly what to say and do to win their trust.

Walz used a movie, Rouge (胭脂扣) to emotionally manipulate his students. He was gaslighting those innocent students big time and reporting to the Chinese authorities what he learned about each student and their families. I’m told a couple of his students disappeared.

Then discovering the Tiananmen Square protests and massacre was so important to him, a touchstone, in fact, that he chose to be married on the anniversary of the Tiananmen Square protests and massacre, followed by returning to China for his honeymoon.

And think about this. Tim Walz was unable to pass a security clearance to be part of the Biden admin due to foreign influence, however, while in Congress, he served on the armed services committee. He made additional trips to China during he tenure.

How many times did Congressman Walz access classified documents in the SCIF?

At around 40 minutes they talk about this case. (Jay) Jayanta Bhattacharya was told, although he had plenty of evidence that they were targeting HIS IDEAS, since he was not specifically NAMED by the government when they asked Social media to implement censorship, he had no standing.

So as long as the government CENSORS IDEAS it is now LEGAL. They just can not censor an INDIVIDUAL.

Jayanta Bhattacharya, Martin Kulldorff, and Aaron Kheriaty, and Ms. Jill Hines, the New Civil Liberties Alliance is disappointed by this dramatic shrinking of Americans’ First Amendment rights. The Court today protected the government’s ability to censor truthful speech that opposed the government’s false and manipulative narratives on multiple aspects of the Covid-19 pandemic, including our clients’ true statements challenging government falsehoods about natural immunity, vaccine efficacy, masking, the origins of the Wuhan virus, and many other topics.

In September, a Fifth Circuit panel upheld the key components of U.S. District Judge Terry Doughty’s July 4 preliminary injunction order, prohibiting named federal officials from coercing or significantly encouraging social media companies to suppress legal speech. The Supreme Court’s decision overturns that ruling, leaving NCLA’s clients without redress, even though they have been blacklisted, shadow-banned, de-boosted, throttled, and suspended on social media as part of a government-orchestrated censorship campaign orchestrated by the White House, CDC, FBI, CISA, and Surgeon General in a “whole of government” effort.

The “censorship industrial complex” has successfully suppressed truthful perspectives contradicting other government-approved narratives, too. The vast, coordinated silencing of First Amendment-protected speech has targeted influential, highly qualified voices including doctors and scientists like Drs. Bhattacharya, Kulldorff and Kheriaty, as well as those like Ms. Hines who lobby officials.

“If the lower courts’ assessment of the voluminous record is correct, this is one of the most important free speech cases to reach this Court in years,” Justice Alito wrote in the dissenting opinion, joined by Justices Thomas and Gorsuch. “Freedom of speech serves many valuable purposes, but its most important role is protection of speech that is essential to democratic self-government, and speech that advances humanity’s store of knowledge, thought, and expression in fields such as science, medicine, history, the social sciences, philosophy, and the arts.”

The Supreme Court majority has practically erased the First Amendment and permitted government to co-opt private entities, like social media platforms, to accomplish its censorship aims…

Specifically, much of Raleigh is drained by the Neuse river, which passes through the city. The falls of the Neuse are underwater due to a dam completed in 1981 ( https://en.wikipedia.org/wiki/Falls_Lake ). If you are in the Neuse drainage area, and more elevated than Falls Dam, you are unlikely to see severe flooding because it would overtop and breach the dam and flood the low country very badly.

I have frontage on one of the other rivers. Luckily the house is 100 ft above the flood plain. Unfortunately some of my neighbors were STUPID ENOUGH to build ON the flood plain near the river.

I have seen that area a good 3 feet or more under water.

I am more worried about trees. Esp the ones directly south of the house.

As my geology prof said. NEVER build in a river AND a flood plain IS PART OF THE RIVER, it is just the part that is not used very much.

The flood plain does make wonderful grazing and crop land though. All the very nice top soil that was on the top of my hill is now on the flood plain. I KNOW it is at least 2 1/2 feet of rich black soil from digging fence post holes.

In California, many residential areas are known as particular Valleys — I live in the Santa Clara Valley, I used to live in the Santa Clarita Valley, regions around LA are the San Fernando Valley, San Gabriel Valley, Walnut-Pomona Valley…..(and, then, there’s the “LA Basin”, which is a huge tell).

Luxury areas include the Hollywood Hills, Berkeley Hills, Oakland Hills, Los Altos, and such…..in Santa Barbara, it’s “La Mesa” and the Riviera.

North Carolina is nice. We get tornadoes, hurricanes, ice storms AND earthquakes.

I should note that one of the houses that sent my sister and I through college was built in Placerita Canyon. The (normally) dry wash cut off 20% of the back yard.

My dad, the civil engineer, built the slab foundation about two feet higher than was required by code. It also had a bunch of rebar in the slab.

One year, during the rainy season, a tree fell over into the wash about a quarter mile upstream from our house. That deflected the running water across the channel into some natural bank (adobe mud) on the opposite side, which eroded quite a bit……but then sent it back over to our side into our neighbor’s back yard which was built on fill.

It took out a substantial part of the rear 25′ of his fenced yard, including most of his horse corrals.

Thank you. I replied to your earlier query above in the discussion thread. Basically, “the situation is rapidly deteriorating” around the Raleigh-Durham-Chapel Hill areas and beyond.
The golf course and stream that edges it (a tributary of the Eno River) are starting to flood. Flood warning and tornado watches/warnings all over the place.
The trees are falling due to the high winds and the completely saturated ground. Trees falling is my main concern. Roads, streets closed all over the place. Local weather predicts up to 9 inches total of rain to fall until Friday afternoon. Local weather also monitoring the local rivers (Eno, Neuse, Tar among them.) Flood stage for these rivers will be reached by tomorrow morning to afternoon.
I expect complete power outage by around 1PM today.
So far, I’m holding tight. Only got about 4 hours’ sleep last night.

My impression of the Piedmont is that it has substantially more hills than the major metropolitan valleys of California. Flooding would be restricted to those places very near creeks and streams.

OTOH, to my untrained Californian eye, it appears that much of the coastal plain is flooded more or less continually.

Well I certainly would not live there!

And yes the Piedmont is hills. Literally fossilized sand dunes in the southern area. North of Fayetteville you get into clay and gravel, but still HILLS.

On one of the roads I travel which is quite straight, you can literally come to the top of one of the hills and see the ‘dunes’

The area with gravel is something else. It is a thin layer of top soil over what looks like a gravel driveway! The stones are rounded and go from pea size to the size of your head.
